State Overview -- Change in Missouri Housing Units 1990-2000 by County and Region
The population census includes not only information about the population but also an enumeration of the housing units in which the population resides. Housing units as reported in the census includes apartments, mobile homes, single-family dwellings, condominiums, vacation homes, etc. As shown in Table 1 there were 2,442,017 housing units in Missouri on April 1, 2000 the day of record of the 2000 census. This was 243,000 more than at the time of the census in 1990. The number of Missouri housing units increased by 11.0 percent during the 1990s which is greater than the 9.3 percent increase of the Missouri population during the decade.

The number of vacant housing units increased from 238,000 in 1990 to 247,000 in 2000 - an increase of only 4.0 percent. These data reflect an active expansion and demand for Missouri housing units during the 1990s.
Vacant and for rent: On the day of the 1990 Census there were more than 73,000 housing units vacant and for rent. On the day of the 2000 Census the number of units vacant and for rent was only 64,000 - a 12.4 percent decline.
Vacant and for sale: The number of housing units vacant and for sale was 9.6 percent greater in 2000 than in 1990. This is consistent with the modest trend toward greater owner occupied housing during the 1990s. It is reasonable to assume that the vacant housing units for sale reflect a combination of new construction and owner occupied housing in transition.
Seasonal, recreational housing: Of the total vacant housing units at the time of the 2000 Census (247,423) 2.7 percent were classified as seasonal, recreation housing. Those housing units could include both those owned by the seasonal occupants and those available for rent to seasonal dwellers. It is significant, but not surprising, that the number of seasonal housing units increased by 19 percent during the 1990s. Missouri has many seasonal recreation areas and those have been actively expanding during the 1990s.
Average Household Size of Housing Occupants
The average size of the households who owned the housing they were occupying at the time the Census was taken declined from 2.7 persons in 1990 to 2.6 persons in 2000. That is reasonable because, as mentioned above, the number of Missouri housing units increased by 11 percent during the 1990s while the population increased by a smaller 9.3 percent. The average number of occupants of rental housing remained constant at 2.2 persons in both 1990 and 2000.
